FAQ

Your construction questions.

Questions

Consultations, permits and insurance

Is the consultation really free?

Yes. We come out, look at the project with you and follow up with a written estimate, usually by the next day.

Do you handle permits and inspections?

Yes. Plans, permits, approvals and inspections are part of the job when the work needs them.

Do you work with insurance claims?

Yes. We rebuild after water, fire and smoke damage and work alongside your insurance claim.

Questions

ADU Construction

Do I need a permit for an ADU?

Yes. Every ADU needs city approval, and Karp handles the whole thing: drawings, engineering, the permit application and each inspection along the way.

How long does an ADU take?

Plan on 2 to 3 months for permitting, then anywhere from a couple of months to about six months of construction, depending on the size of the unit and your city. We lay out the timeline in the written estimate before anything starts.

Can my garage become an ADU?

Often, yes. Many Sacramento-area garages can be converted into a legal ADU with the right plans and permits. We will look at your garage at the free consultation and tell you honestly whether it is a good candidate.

Do you handle the plans and engineering?

Yes. We coordinate the drawings, structural engineering and utility planning, then shepherd the permit through the city. You approve the design; we handle the paperwork.

What happens at the first consultation?

We come to your home, walk the property with you, listen to what you want the ADU for and explains the realistic options. It takes about 30 minutes, it is free, and a written estimate usually follows the next day.

Questions

Room Additions

Does a room addition need a permit?

Yes. Additions always need plans and city approval, and Karp handles the drawings, engineering, permit application and inspections as part of the job.

Can you match the addition to my existing house?

Yes. Roofing, siding, windows and paint are matched to the existing home so the new space reads as part of the original house, inside and out.

Can you add a second story?

Yes. Second-story build-outs are part of the work, with the structural engineering coordinated by us and reviewed by the city.

Will an addition disrupt the rest of the house?

Some, honestly. We explain at the consultation which walls come open and for how long, and the crew keeps the work area contained and leaves it clean each day.

What happens at the first consultation?

We visit, walk the house with you and explain the realistic ways to add the space you want. It is free, takes about 30 minutes, and a written estimate usually follows the next day.

Questions

Garage Conversions

Do I need a permit to convert my garage?

Yes. Turning a garage into living space is a change of use and needs city approval. Karp handles the plans, permit and inspections for you.

Can a garage conversion become a legal ADU?

Often, yes. Many garages can become a permitted ADU with their own entrance, kitchen and bathroom. We will tell you at the consultation whether yours is a good candidate.

Will the conversion add real living space?

Yes. A permitted conversion is finished to the same standard as the rest of the house: insulated, heated and cooled, with proper floors, lighting and trim.

What happens to the garage door opening?

It depends on the design. Some conversions keep the door, others replace it with a wall, windows or a new entrance. We walk you through the options at the consultation.

What happens at the first consultation?

We come out, look at the garage and explain how we would handle each part of the conversion. It is free, takes about 30 minutes, and a written estimate usually follows the next day.

Questions

Kitchen Remodeling

Do I need a permit to remodel my kitchen?

It depends on the scope. A like-for-like update often does not; moving walls, plumbing or gas lines does. Either way, Karp handles the permits and inspections when the work needs them.

Can you change my kitchen layout?

Yes. Opening a dated kitchen to the living space, moving appliances and reworking the counter run are all part of the work, with engineering where a wall is structural.

Can you lower my bar-top counter?

Yes. Lowering a raised bar-top to standard counter height is a common job, and the new counter and backsplash are finished to match the rest of the kitchen.

Do you install countertops?

Countertops are templated and installed by a licensed countertop partner as part of the remodel, with us coordinating the timing so the kitchen is not left waiting.

How disruptive is a kitchen remodel?

The kitchen is out of action for part of the job, and We tell you at the estimate stage how long that will be. The crew keeps the rest of the house protected and leaves the site clean each day.

What happens at the first consultation?

We come out, look at the kitchen with you and explain the realistic options. It is free, takes about 30 minutes, and a written estimate usually follows the next day.

Questions

Bathroom Remodeling

Do I need a permit to remodel a bathroom?

It depends on the scope. New tile and a vanity usually do not need one; moving plumbing or walls does. When the work needs permits, Karp handles them and the inspections.

Can you turn my tub into a walk-in shower?

Yes. Tub-to-shower conversions are one of the most common jobs: the old tub comes out, and the space is rebuilt with a tiled walk-in shower, new fixtures and a glass door.

Can a half bath become a full bath?

Usually, yes. A half bath can gain a shower or tub when the space and plumbing allow. We check both at the free consultation and tell you what is realistic.

How long is the bathroom out of use?

The bathroom is offline for much of the build, and We give you the expected timeline in the written estimate before work starts, so you can plan around it.

Do you handle the plumbing?

Yes. Plumbing work inside the remodel is done by licensed plumbing partners, coordinated by us so the schedule keeps moving.

What happens at the first consultation?

We come out, look at the bathroom with you and explain the realistic options. It is free, takes about 30 minutes, and a written estimate usually follows the next day.

Questions

Whole-Home & Interior Remodeling

Can you remodel several rooms at once?

Yes. Multi-room and whole-home remodels are a core part of the work. We sequence the trades so the project moves in a sensible order and you always know what happens next.

Do you do flooring or countertops on their own?

Flooring and countertops are done as part of a larger remodel rather than as stand-alone jobs. If your project is bigger than a single finish, it is worth a conversation.

Can you open up my dated floor plan?

Yes. Removing walls between the kitchen, dining and living areas is common work, with engineering handled where a wall is structural.

Do you remodel rental properties?

Yes. Full interior refreshes for rentals are part of the work: floors, paint, lighting, kitchens and bathrooms brought up to date between tenants or before a sale.

What happens at the first consultation?

We walk the house with you, listen to what you want changed and explain the realistic options. It is free, takes about 30 minutes, and a written estimate usually follows the next day.

Questions

Dry Rot & Structural Repair

How do I know if I have dry rot?

Soft, crumbly or discoloured wood around windows, doors, fascia and eaves is the usual sign. We check the suspect areas at the free consultation and tell you honestly how far it goes.

Will the repair be visible afterwards?

The goal is that it is not. New siding, trim and windows are matched to the house, and the paint is matched too. Homeowners tell us they expected to repaint afterwards and did not have to.

Can dry rot spread if I wait?

Yes. Dry rot keeps spreading while moisture gets in, so a small repair now is usually a much smaller job than the same repair next year. The consultation also looks at where the water is coming from.

Do you repair rafters and beams?

Yes. Rafter, beam and framing repairs are part of the work, with engineering where the structure needs it.

What happens at the first consultation?

We come out, inspect the damage with you and explain the repair. It is free, takes about 30 minutes, and a written estimate usually follows the next day.

Questions

Siding, Windows, Doors, Balconies & Re-roofs

Can you replace just the damaged siding?

Yes. Siding can be replaced section by section where the damage is contained, and the new material and paint are matched to the rest of the house.

Do you rebuild balconies?

Yes. Balcony rebuilds are a regular job, from the structure underneath to new railings. One homeowner told us the rebuilt balcony looked better than new.

Do you do roofing?

Re-roofs are done with a licensed roofing partner, coordinated by us as part of the project, often alongside dry rot repair at the eaves and fascia.

Can you fix a leak around a window?

Yes. The trim and siding come off, the source of the leak is found and fixed, and the stucco or drywall around it is repaired and repainted.

What happens at the first consultation?

We come out, walk the exterior with you and explain the repair or replacement options. It is free, takes about 30 minutes, and a written estimate usually follows the next day.

Questions

Fire, Water & Storm Damage Restoration

Do you work with my insurance company?

Yes. Karp rebuilds alongside your insurance claim: the written estimate is scoped so you can share it with your adjuster, and we are used to the back-and-forth from our years managing fire losses.

Can you start before my claim is settled?

It depends on the claim and the scope. Ask us at the consultation and we will tell you honestly what can start and what should wait.

Can you rebuild a badly damaged home?

Yes. One Sacramento homeowner's 50-year-old home was crushed by a fallen tree; it was stripped to the studs and rebuilt to current code. Major losses are familiar work.

Does the rebuild have to meet current code?

Yes. Rebuilt areas are brought up to current building code, with permits and inspections handled as part of the job.

What happens at the first consultation?

We come out, walk the damage with you and explain the rebuild. It is free, takes about 30 minutes, and a written estimate usually follows the next day.
